Information for prospective tenants

SUITABLE APPLICANTS

We welcome applications from people of good character with good and verifiable references with all income streams.  Whether you work, are on benefits, retired, we do not discriminate.  Your income is your business.  We even consider applicants with low or poor credit scores because we know from experience that life can sometimes not go to plan.  Providing you can assure us you will pay your rent we are happy to consider you.  We may also ask for a guarantor in some cases.

However we do require that you go though our application process which is quite detailed so you will need to have certain information to hand to speed the process.

We never rush into offering a tenancy as there are many scams which insist the landlord acts quickly.  We don't, so you will need to be patient with your application.  Most tenancies can be set up in a few days providing you have all the right information to hand and your references are quick to come back. 

 

RIGHT TO RENT CHECKS


Currently we are required to undertake "Right To Rent Checks" but this is a quick process providing you can supply us with the right documents.

FINANCIAL REQUIREMENTS
 

If you are accepted as a tenant for one of our properties you will be required to provide cleared funds to cover the deposit which is usually equal to 1 months rent plus 1 months rent in advance.   

If you are being assisted by a third party, for example a local authority they may provide us with some form of bond or deposit guarantee.  These vary in type and would be discusses on a case by case basis.

If you are on Housing Benefit or Universal Credit it would be a condition before any tenancy was signed that you agree to have your Housing Benefit or H/B element of your UC paid directly to us.

 

PARTNERS


We have affiliation with Lime Property Services in Colchester who undertake some of our back office, processing and viewing requirements.  During your application you will almost certainly be involved with them.  They also carry out some management duties during your tenancy.

CHILDREN

Our one bed properties are not suitable for children or families. Because they 1 bed flats and we are not permitted to have children residing in these.  This is not a problem in out other properties.

PETS

Our one bed properties are not suitable for pets either and are therefor not permitted no mater how "well behaved" the are.   We do permit pets in our other properties but this is strictly subject additional rules and is dealt with on a case by case basis.

FEES

Currently we have no fees, however we may ask for a holding deposit while we process you application.  This is fully refundable if you are not successful or added as a credit to your rent account if you are.
